Workplace Design
Whether it is collaborating directly with business owners to improve their current facilities, design new workplaces or collaborate with leasing agents to design speculative fitouts for prospective tenants. 1. Concept / Feasibility
We begin by scheduling an initial consultation where we take the time to understand your aspirations, brief, and budget. This allows us to gain insights into your project’s scope and individual requirements.

2. Schematic Design
Building upon the work in our first phase we look to refine the design and begin producing documentation that allows us and the consultant team to approach the relevant town planning authority and submit your design for approval. Typically, the documentation prepared at this stage in the project timeline is sufficient for preliminary cost estimates to be sought.
3. Authority Negotiations
During the approval process with the relevant planning authorities, there is usually a process of negotiating the design outcomes. We work directly with the consultant team to ensure that the information requests and any items of concern are addressed whilst still ensuring that the design intent is achieved.
4. Design Development
After receiving our approval from the relevant planning authorities, the design and documentation can then proceed to the next phase. Confirming selections of internal and external materials, finishes, fixtures and fittings all occur at this point in the process. After confirming these details, we are able to proceed to a tender process where a detailed costings can be prepared, and any value engineering of the design can be investigated.
5. Contract Documentation
Once a detailed design has been approved, we can proceed to finalising the documentation ready for the project to enter construction. As part of this phase, we finalise the coordination of the consultant team’s documentation and liaise with the building certifier to have the Building Approval issued. All remaining architectural and interior design drawings, schedules and documentation are prepared for the signing of the construction contract.
6. Construction Services
During construction we remain an active participant in the project. Attending site on a regular basis to review the work in progress, reviewing shop drawings, providing additional details and documentation. As required during the build process, we evaluate the construction against the design intent and documentation and provide a list of architectural defects for action. During this phase of the project, we become your advocate on site and endeavour to ensure that the intent of the architectural and interior design is maintained.
